Often, periodic maintenance of building exterior sealant joints are not performed. It cannot be stated enough that a sealant joint exposed to the harsh elements requires maintenance, especially in a horizontal application, just as for other components of a building.  A building owner or manager should have periodic inspections performed to identify areas where remedial sealant repair or maintenance work is required.  This is where we can assist you.

Foregoing periodic maintenance will usually result in additional sealant joint failure, hidden deterioration of materials, and an accelerated failure of the sealant allowing weather to intrude.

In 2005, commercial and residential buildings accounted for 40% of total energy consumption in the United States (U.S. Department of Energy 2006). Yet according to the United States Department of Energy, 40% of the energy used to heat and cool the average building is lost to the phenomenon of uncontrolled air leakage through the building envelope.  That means up to an astonishing 16% of our total energy consumption may be wasted every year due in part to failing sealant joints. Uncontrolled air leakage can also contribute to premature deterioration of building materials, ice damming, spalling, condensation and mold, as well as occupant discomfort, complaints regarding uneven temperatures, and drafts.

Many communities, at least for multi-story structures, require a periodic façade inspection at an interval of about 5 years.  This periodic inspection (if required) should be used to also help identify sealant joint conditions needing repair, although some of these façade inspections do not involve the entire façade– just selected areas.  To facilitate repair and maintenance, we provide the building owner or manager with adequate records related to the sealant joints on or adjacent to the building, including information such as the original sealant type, joint cleaning and priming requirements, required joint accessories, and any other information important to maintenance and repair.  United Professional can offer you the best protection at the lowest cost to maintain your property.
